When should I have an EICR

If a property is newly built or has had a complete re wire
(This is refered to as an EIC, Electrical Installation certificate.)

Upon the start of a new tenancy

The importance of an up to date EICR

Legal Requirements

The Electrical Safety Standards in the Private Rented Sector Regulations 2020 Mandate that landlords ensure their rental properties have a valid EICR

A copy of an EICR must be supplied to tenants at the start of the tenancy or within 28 days of the inspection

If a local authority were to request a copy of an EICR this must be provided within 7 days of a written request
